Meeting Announcement September 17, 2008

Plan on attending our next meeting on Wednesday September 17, 2008, 7:30 p.m., at the Independence Civic Center. This meeting features speakers whose topic may have an impact on you as a homeowner in our community.

Rental Properties

Questions have surfaced from Independence residents regarding rental housing and the impact it has on our community including but not limited to regulation, income tax revenues, and CERT emergency response issues.

The Homeowners Association is not aware of public records relating to rental properties in our community. At best there are only estimates as to the number of Independence property owners offering homes for rent. We embrace this issue because it poses a direct impact on our organization as well as the community at large.

In an attempt to learn more about this topic, the Independence Homeowners Association will present George Klepacz, Councilman, City of Independence. Councilman Klepacz will discuss his recently introduced rental property regulation legislation whose passage has been defeated. Perhaps we will find out why his proposal has not met the approval of various other leaders.

In addition, we have engaged Mike Piepsny, Executive Director of the Cleveland Tenant Organization. The organization provides assistance primarily to tenants throughout most Greater Cleveland communities. Interestingly, five communities, Euclid, Brecksville, Broadview Heights, Parma and Independence do not provide funding to his organization. Despite the fact his organization is not funded by Independence, he is willing to speak at our September 17, 2008 meeting about Ohio Landlord Tenant law. Mr. Piepsny will explain how rental properties get maintained under Ohio law if there is a problem with the property. He may provide a slightly different perspective on the rental property issue than we might hear from our Independence community leaders.

Portable Power

We have also allowed time on our agenda for Pam Humphrey, Representative of Sill's Motor Sales. Pam will speak about portable generators and offer insights into wiring your home for a switch over to portable power in case of emergency. Factors to consider when purchasing a generator include noise, size, weight and portability to name a few. Pam will have on hand units for a live demonstration. The Independence Homeowners meeting is open to anyone interested in hearing more about these timely topics. Speakers will answer questions following each presentation.
